Villa der ModerneorOceaniques Villasis a development project by the architect companyMM++was carried out in 2014. The small and elegant houses are located inNo to me,Phan Thiet,Binh Thuanin Vietnam and extend to 10,914 m2. The project involves the development of real estate in Mui Ne, which is aHoliday resorton the south-western coast of Vietnam. The trapezoid-shaped property is 100 meters long between the ocean and the highway and 42 meters long on the coast itself. Actually, this beautiful and rare view of the coast at this point is mostly occupied by hotels and holiday residences and is closed to private guests. The idea behind these villas was to maximize the potential of the resort by having semi-detached seafront right next to the residential area and securing the front part of the property as a kind of “shock absorber” against the noise from the highway.

The structure of theVilla der Modernerepresents 3 units: 2 villas with 3 rooms each, and a villa with 4 rooms, each of which has a private swimming pool 10mx3m. The construction of the villas is 1.8 meters high above the beach level so that one can enjoy one's own serenity and tranquility without having the public commotion around them. The interior design offers exceptional ocean views from every room: On the ground floor, where the kitchen, living and dining areas merge into one open plan room, we have ocean views. In the back of the modern villa we have lots of light, open roofs and walls for natural air circulation, sky views and internal tropical garden with plants; even a pond, right next to the banister. The bedrooms overlook endless swimming pools that disappear into the natural sea. On the first floor of theVila der Modernewe find bedrooms that all have the exceptional view of the ocean, thanks to the wall of glass embedded in the concrete structure that offers enough shade. On the front side we have a large veranda with wooden floor, another opportunity to admire the ocean more closely, which also serves as a roof for the ground floor terrace. At the rear, the sleeping area is naturally ventilated through wooden grilles.
The design of the different levels follows a simple structure. On the front side, directly in front of the beach, we have an aluminum frame for windows and on the back side the modern villa has no windows, except for the wooden grille. In addition to theopen airGarden on the ground floor it is also possible to have ventilation for the sleeping area naturally.
