This small house in Bavaria proves that living comfort does not necessarily equate to countless square meters of living space. The Arnhard and Eck architects created everythingmodern livingembodied, divided into two open-plan living levels on just around 100 square meters of living space. Modern living and comfort is possible even in a small space

The living space is concentrated around the central axis of the house - the inner staircase divides the living area into two and leads to the upper living level. The garage and house entrance, positioned next to each other on the upper level, extend over half of the ground floor - around 6-7 square meters. The remaining space remains for the living area with a modern open kitchen and large panoramic windows. There is a floating terrace symmetrically on both sides, which is ideal for resting orLeisure activitiesinvites you to sit in the garden when the weather is nice. In winter you can enjoy the beautiful view of the pure nature of the Spitzstein Mountain in front of the crackling fireplace.

Modern living in a small space through functional planning

The holiday home is completely supplied with green electricity from a photovoltaic system on the roof. On cloudy days, electricity is obtained from the nearby hydroelectric power station. The rooms are warmed by a heater integrated into the walls and in the bathroom by additional underfloor heating in winter. A system provides timely information about the electricity consumption in the house so that you can get a feel for it.

On the upper floor there is a bedroom with bathroom and a small additional room that can be used as a living room for reading and listening to music on comfortable floor cushions or as a second bedroom if required.

The house is located directly in the mountains and impresses with its high level of living comfort in a sustainable way. It can be booked for 290 euros per night for a minimum stay of two days.
